Protect yourself.
Have your clients sign an agreement before their inspection begins. Clear up any misconceptions by stating exactly what your report entails, and what is does not. The client will appreciate your clarity. This one page form contains a section for client's name and property address, and includes nine paragraphs that outline topics such as which areas are included in the inspection, which are excluded, no inclusion of environmental dangers, the fact that the inspection is not a warranty, that payment is due on site, etc.
